Residential garages
Garage floors built for real Midwest use
A garage floor has to handle hot tires in summer, road salt and meltwater in winter, rolling storage, tools and sunlight at the open door. We choose the preparation, build and topcoat around those conditions—not around a one-day slogan.
- Common fit
- Attached and detached garages, workshops and storage rooms
- Typical build
- Prepared concrete, repairs, primer, full broadcast and protective topcoat
- Plan for
- Road salt, hot tires, sunlight, wet traction and vehicle return
What a durable garage floor needs
Mechanical preparation
Diamond grinding removes weak surface paste, old paint and contamination while creating the concrete profile the primer needs. Acid washing alone does not provide the same controlled profile.
Repairs that respect movement
Static cracks and small spalls can often be repaired before coating. Saw cuts and moving joints need a deliberate detail rather than a rigid layer that will predictably crack.
A complete broadcast
Broadcast media adds color, hides normal variation and builds texture. A complete broadcast also protects the body coat while the excess material is scraped and vacuumed away.
A vehicle-rated topcoat
The top layer takes tire traffic, cleaners, salt and sunlight near the door. UV stability and chemical resistance matter as much as shine.
The decisions homeowners feel every day
| Decision | Too little | Too much |
|---|---|---|
| Texture | Wet shoes and meltwater can feel slick | Aggressive texture traps mop soil and is harder to clean |
| Gloss | A very flat finish can look dull and hold marks | High gloss shows dust, scratches and strong reflections |
| Flake contrast | Low contrast can hide the broadcast pattern | Extreme contrast can make small debris harder to see |
| Repair scope | Untreated weakness telegraphs through the finish | Cosmetic filling cannot stop structural movement |
How to prepare for installation
Clear the floor and wall edges
Move vehicles, shelving, storage and loose base items. Tell us about anything that cannot move before the schedule is set.
Share the floor history
Oil spills, old paint, tire marks, water entry and earlier repairs help identify where extra preparation or testing may be needed.
Plan separate cure milestones
Walking, replacing storage and parking are different milestones. Read the downtime guide before choosing the installation dates.
Plan care before winter
Entry mats, a soft broom and a neutral cleaner make salt and grit easier to remove without using harsh products.
Coordinate the rest of the room
If the same project includes walls, trim or ceilings, review interior painting services from Pro Chicago Painters separately from the floor scope.
When the slab needs more investigation
Dark moisture marks, repeated white mineral deposits, soft concrete, widespread scaling or a coating that has already blistered are reasons to slow down. The moisture guide and failure guide explain what must be checked before another system is installed.
Real questions people ask
How long before I can park on a coated garage floor?
Vehicle return is later than foot traffic and depends on the exact primer, build coat, topcoat, slab temperature and weather. The written schedule should separate walking, moving storage back and parking a vehicle.
Will hot tires lift the coating?
Hot-tire pickup is most often a bonding and system-selection problem. Mechanical preparation, removal of weak concrete or old paint, a compatible primer and a vehicle-rated topcoat matter more than a “one-day floor” label.
Can you coat a garage floor with cracks or salt damage?
Static cracks and shallow surface damage can often be repaired. Moving joints must remain functional, and badly scaled or contaminated concrete may need more removal or may not be a responsible coating candidate.
Is epoxy slippery when snow melts from the car?
It can be if the finish is too smooth. A selected broadcast texture improves wet grip, but the floor still needs cleaning because road salt, oil and standing water change traction.
